Construction Review: Clients trust that we will protect their investment in repairs and that the repairs are successful. Diligent field review during construction is therefore a critical component of our service to clients. Edison is known for demanding quality from contractors. As an Associate your role includes: understanding project specifications, visit project sites to monitor progress of construction projects and ensure conformance to design specifications and drawings. Identify deficiencies and report to PM. Direct construction, operations, and maintenance activities at project site. Work with contractors to resolve deficiencies and ensure compliance with specifications. Prepare, process and distribute site visits reports and photos promptly.
Contract Administration and Project Management: Associates play an essential role in helping us consistently and clearly communicate. During construction projects an Associate will: Preparation of Payment Certificates, monitoring budgets and tracking quantities. Track progress of work and communicate with PM, Owner and Contractor to inquire about progress of work and any site issues. Attend construction progress meetings, write minutes. Review meeting minutes regularly to ensure agreed items are completed. Prepare Construction Summary Reports.
Condition Assessments / Preliminary Reviews / Field Review Services: Accurately gathering site information allows Edison to properly assess buildings and design various options for Owners to consider. Associates must be diligent in collecting and recording site data. Attend sites to review the condition of building components or a specific deficiency. Conduct testing, gather and analyzes information, help interpret findings. Record detailed notes including sketches. Gather quantities, review building drawings, and obtain background information from property management or residents. Prepare draft reports including assessment and options for repair with cost calculations.
Design and Tender: Prepare draft bid documents and specification packages including scope of work and bid forms. Oversee document assembly and detail drafting. Prepare straightforward plans and designs for repairs, in accordance with established codes, standards, drawings or other specifications. Communicate with bidders and attend tender meetings. Prepare draft Bid Analysis report.
Communications / Client Service: Help us develop and maintain long term relationships with Clients through consistent communication, asking questions, and seeking ways to improve our services. Follow-up on requests and drive projects to completion. Answer emails immediately. Build strong relationships internally with Edison team members by responding to task requests and email immediately. Provide regular updates to Project Managers regarding status of projects. Ensure understanding of work tasked and drive tasks to completion. Integrate our sales and communication models in to your daily routine – READ, DISC and 3Ps.
Process / Procedure / Templates / Knowledge Development: We aim to deliver the best service to clients and to deliver customized engineering services. Continuous improvement is a key component to our long term success. Associates can take the lead in building, implementing, and continuously improving Edison processes, procedures and templates. Take initiative to increase knowledge of building components and systems to help grow your career. Understand the knowledge behind each specification section and drawings on a project by project basis. Add knowledge articles and information to Edison database. Add knowledge learned to specification templates.

Practical understanding of the construction processes and building failure mechanisms.

General understanding of building drawings and specifications. Learn to interpret condominium documents. Enforce the black and white interpretation of specifications. Develops repair options with cost estimates on straightforward projects.

Follow-up on requests and help drive projects to completion. Build strong relationships internally with Edison team members by responding to task requests and emails immediately.
