Watters Environmental Group required a Property Condition Assessments (PCAs) for a portfolio of 20 senior center properties spread across Ontario and British Columbia. These properties encompass a variety of building types, from highrise towers to midrise buildings, each offering an average of 140 suites, along with amenities like a pool, spa, salon, theatre, commercial kitchen, and a medical care wing.
We were retained to conduct the PCA’s in support in capital planning and financing for the portfolio. Our scope of work included conducting site visits and delivering a customized report within 2-3 weeks after each site visit. This report detailed our findings, recommendations, and a 10-year projection table summarizing the timing and projected budgets for future capital repair projects.
