The underground parking garage suspended slab on P1 & P2 levels were protected by an aging proprietary waterproofing system. Leaks and other defects in the waterproofing system was exposing suspended slabs to road salts resulting in extensive leaking and deteriorated areas.
We were retained as the consultant to assess the parking garage condition, develop repair options and implement the repairs.
Our first step was to complete a Condition Assesssment of the parking garage. We performed a visual and sounding review of the entire garage interior, catalogued leaks and deteriorated concrete, and completed test opneings to determine the condition of the existing waterproofing membrane. We provided repair recommendations and cost estimates based on our review.
The Board agreed with our recommendation that the best long term solution was to fully remove the existing waterproofing system and replace with a new, industry standard, elastomeric waterproofing system following repairs to deteriorated concrete.
Following this process resulted in successful implementation of the required repairs - the best long term solution for the Corporation!
