The condominium complex situated near the intersection of Warden Avenue and Steeles Avenue East consists of three towers with shared amenities constructed circa 1983. Many components neared the end of their service life and required repairs. The concrete throughout the towers had post-tensioned cables and required special care to test and monitor the cables for future repairs.
We were retained to complete Reserve Fund Studies for each of the three towers and a separate study for the Shared Facilities. Planning the timing for major projects was critical to ensure logistics could be managed with the limited drive lanes and benefit from economies of scale.
Being familiar with the post-tensioned cable system used in the structure, we were able to identify risk areas and develop a plan for testing and regular monitoring. Following the studies, we helped the Corporations complete major restoration projects to the parking garages and cladding.
By planning for and completing major capital projects, the complex is now in good health with renewed components.
