The existing flat Built-up Roof (BUR) approached the end of its service life. There were widespread water leaks into the commercial units below. One of the commercial units below was a medical MRI and Diagnostics Clinic that required the rooftop AC units to not be turned off during hours of operation due to cooling requirements.
We were retained as the Prime Consultant throughout the roof replacement process. We prepared the Bid Documents & Specifications for the required replacement and tendered to qualified contractors to obtain competitive pricing. The design included adding sloped insulation at the roof perimeter and around drains to ensure water is directed towards the internal roof drains.
We also performed technical reviews of the work and provided project management services, including changing project scope, daily communication to the client to ensure commercial units where informed of the daily work, and presenting regular budget updates to the client. We provided repair details to facilitate roof replacement while maintaining operation of the AC unit and rooftop communication antenna for the MRI clinic.
The new roof resolved water leaks with minimal disruption to tenants. The improved overall roof performance and will serve the owner & tenants for decades to come!
