The Anchorage is a premium waterfront property situated on the Bay of Quinte in Belleville. The existing balconies had significant concrete deterioration. The original guards were also in poor shape, did not meet building code requirements, and were at the end of their service life. Following years of localized repairs and loose concrete removals, the Owner embarked on a comprehensive repair approach.
We were retained as the technical consultant throughout the balcony repair process from the Condition Assessment to the Bid Documents & Specifications Package, Tendering and Construction phases of the project. Our design included 100% slab edge replacement to remove cabonation contaminated concrete susceptible to deterioration, application of a waterproofing membrane to protect the concrete from moisture, and new prefinished aluminum and glass panel guards.
We also performed a mock-up (sample) repair to ensure consistency in quality throughout the project.
Along with immensely improving the property's curb appeal, the repairs will provide many decades of performance and durability.
