Client had a poorly installed modified bitumen overlay system with widespread deficiencies and localized leaks and repair history.
We were retained to complete a roof preliminary review, where we determined the roof is beyond its expected useful life and investing in localized repairs into a roof with known deficiencies and installation issues would not be worth the return. We recommended wholesale roof membrane system replacement and drainage improvements, with an option to phase the work over two years. We were retained to design and tender the work, and oversee the construction, ensuring project quality. During roof replacement we noted several locations of corroded structural roof deck. We provided a design for localized repairs and recommended coating of the superficially corroded areas to minimize the risk of future corrosion.
The client was provided with a new and durable roof membrane system. They were provided with peace of mind that the structure was repaired with Engineered recommendations. The project was completed on time despite the required structural repairs.
